Story Homes wants to build up to 160 houses on the fields off Main Road in High Harrington, 145 to start with, and the council's said it won't need a full environmental assessment.
This one's for folk in High Harrington and Harrington, and anybody watching all the new houses going up round Workington.
Story Homes has put papers in to Cumberland Council about building up to 160 homes on the land north-east of Main Road in High Harrington, the News & Star says. They asked for what's called a screening opinion, which is the council deciding whether they need a full environmental assessment before a proper planning application. Iain Fairlamb, the council's service manager for development and implementation, said they don't.
The notice says the land is "grassland currently used for agricultural grazing purposes", split into fields with post and wire fences. It's a triangle shape, with the houses at Nightingale Row to the north and Main Road to the south-west. Along the east and south side there's a line of old trees and a big hedge known as Watery Lane. There's a very small risk of surface water flooding in the north-west corner, the report says.
It's right next door to the south of the Story Homes estate that's already being built at High Harrington, on land the local plan set aside for growth. The developer calls the new bit "a logical next phase of development at High Harrington".
The first lot would be 145 homes, affordable ones included, ranging from two-beds up to six-beds, a mix of detached, semis and terraces. The way in, for cars and folk on foot, would be off Main Road on the west side.
It's not a full planning application yet. When it is, there'll be a chance to have your say.

Story Homes has lodged documents with Cumberland Council about building up to 160 homes on land to the north-east of Main Road in High Harrington, the News & Star reports. The developer asked the council for a screening opinion, which decides whether a full environmental impact assessment is needed before a planning application. In a decision notice, Iain Fairlamb, the council's service manager for development and implementation, said it was not required.
The notice describes the land as "grassland currently used for agricultural grazing purposes", split into several fields by post and wire fences. The site is triangular, with existing housing at Nightingale Row to the north and Main Road to the south-west. A mature tree belt and wide hedgerow known as Watery Lane runs along its eastern and southern edges. The report notes a very small, localised risk of surface water flooding in the north-western corner.
The land sits immediately south of Story Homes' current High Harrington development, which is on land allocated for growth in the local plan and is still being built. The developer describes the new site as "a logical next phase of development at High Harrington".
The first phase would be 145 homes, including affordable housing, with a mix of two, three, four, five and six-bedroom detached, semi-detached and terraced houses. Cars and pedestrians would get in from Main Road on the site's western side.
This is not yet a full planning application. When one is submitted, there will be a public consultation.
